From our first real estate investment in 2000 through to the end of 2011 had an investor purchased in each of our real estate limited partnerships and then in SPIRE LP when it was formed in 2005 an investor would have realized a 16.7% rate of return over the 12 year period. Since inception in 2005 SPIRE LP has consistently distributed 8% annually to investors and achieved a 10% return through to the end of December 2011.

Since opening to investors in 2010 SPIRE US LP has distributed 5% annually to investors and achieved an 8.08% return through to the end of December 2011.

Objective and Philosophy

SPIRE LP currently has approximately $146 million of investor capital invested in a $277 million investment portfolio comprising primarily retail, industrial and self storage properties located in Western Canada. SPIRE US LP currently has approximately $34.4 million of investor capital invested in a $99 million investment portfolio comprising office and multifamily properties in the Pacific Northwest, South and South Eastern United States.

The SPIRE funds provide clients of Nicola Wealth Management with a proven avenue for long-term wealth creation by adding income producing real estate to the asset mix.

Monthly distributions of 7% to 8% annually for SPIRE LP (projected to be 7.4% for 2012) and 5% to 6% annually for SPIRE US LP (projected to be 5.0% for 2012).

The SPIRE funds are available to Nicola Wealth Management clients (accredited investors with a minimum investment of $100,000 and investors qualifying under the Minimum Amount Investment exemption with a Minimum investment of $150,000.
