From our first real estate investment in 2000 through to the end of 2009 had an investor purchased in each of our real estate limited partnerships and then in SPIRE LP when it was formed in 2005 an investor would have realized a 17.6% rate of return over the 10 year period. Since inception in 2005 SPIRE LP has consistently distributed 8% annually to investors and achieved an 8.5% return through to the end of December 2009.Objective and Philosophy:

SPIRE LP currently has approximately $100 M of investor capital invested in a $172 M investment portfolio comprising retail, industrial, self storage properties primarily located in Western Canada. SPIRE US LP is poised to capitalize on the strengthened Canadian dollar and weak US real estate market in 2010 with acquisitions in Washington State, Texas and Florida.
